What a modular home really costs in 2026

Price is the first question almost everyone asks, and the most common mistake is comparing the wrong numbers. A modular base price and a site-built quote are not the same thing, and lining them up wrong leads to sticker shock in both directions.
A modular base price covers the home itself — the structure, finishes, and everything built in the factory. What it doesn't include is site work: the foundation, utility connections, permits, delivery, and the crane day. Those costs are real and they vary by lot, which is why a responsible quote separates them out instead of burying them.
The advantage isn't only the number; it's the certainty. Because the home is built to a fixed scope before construction starts, you're far less exposed to the change orders that quietly inflate traditional builds. You know what you're paying, and the price you sign is much closer to the price you pay.
